Survey reports

A written answer on what is wrong and what to do about it.

We inspect the property, set out the cause in plain English, and say whether the movement is historic or active and what work is needed.

01 / Cracks and movement

Cracking, subsidence and structural movement.

Most cracks in a house are not serious, but the only way to know is to look at the pattern, the width and what is around the building. We inspect, say what caused it, and set out whether monitoring or repair is the right next step.

  • —Cause of the cracking, and whether it is active or historic
  • —Trees, drains and ground conditions considered
  • —Repair options, or a monitoring period where that is wiser
  • —A report you can send to an insurer or a solicitor

02 / Homebuyer inspections

A structural check before you commit to a purchase.

Where a valuation or homebuyer survey has flagged movement, or you want the structure looked at before exchange. We focus on the structure alone and give you a clear position you can act on.

  • —Follow up on a structural concern raised by another survey
  • —Walls, floors, roof and any previous alterations
  • —Evidence of past work done without support
  • —Likely cost implications so you can negotiate

03 / Chimneys and specific defects

One element looked at properly.

A leaning chimney stack, a bowing wall, a sagging floor, or work a previous owner left unsupported. We inspect the single element you are worried about and set out what it needs.

  • —Leaning or cracked chimney stacks and breasts
  • —Bulging, bowing or leaning walls
  • —Sagging or bouncing floors and failed lintels
  • —Unsupported alterations found after the event
